Tenancy Services

The traditional pub tenancy is still a popular way of entering the licensed trade.

Cross Partnership will guide you through, either getting your first tenancy, changing tenancy or actually leaving your public house tenancy.

For Ingoing tenants we will:

  • Discuss the fee structure for the tenancy change
  • Obtain inventories from the outgoing valuer and forward a copy for comments, and decisions on purchasing the "optional items"
  • Attend at the property to value the inventory
  • Negotiate the inventory valuation with the outgoing valuer prior to the day of change
  • Advise the client of the figure for their agreement
  • Arrange for the estimated ingoing to be deposited in Cross Partnership's Clients Account 14 days prior to the change of tenancy

Attend on the day of change to:

  • Check the inventory
  • Ensure all certification has been obtained and are current
  • Oversee the remaining procedures
  • Pay for the tenancy and return any excess money to the client
  • Have a final drink!!

For Outgoing tenants we will:

  • Discuss the fee structure for the tenancy change
  • Attend to prepare the inventory
  • Forward draft copies for approval
  • Send approved inventories to ingoing valuer
  • Arrange the necessary electrical and gas testing
  • Arrange for stock-takers to attend on the day
  • Negotiate the inventory valuation with the ingoing valuer

Prior to the day of change
Advise of the figure for client's agreement
Attend on the day of change to:

  • Value crockery and cutlery Value any ancillary public house items
  • Oversee the remaining proceedings
  • Finalise the financial situation
  • Have a final drink!!

Valuations

Valuations can be carried out for all purposes eg. bank, taxation, divorce etc.

Inventories can be prepared - again for any purpose.
